Who’s representing you?

If you’re buying or selling a house, did your real estate agent explain the difference between a buyer’s agent, a seller’s agent, a cooperating agent and a dual agent?

No? Maybe?

It’s the sort of thing that might sound like WSIGAC — why should I give a carp — but consumer advocates suggest paying attention. Agents in Maryland are supposed to give you a disclosure form to sign at your first appointment with them so you understand who they (and their bosses) are actually representing at the negotiating table.

Are they a seller’s agent or a cooperating agent in the transaction? Then their “duty of loyalty” is to the seller alone, the state says.

Fridays & real estate emergencies

 

It is Friday and Fridays are for fun.  It is spring and I am too busy to have fun but I can still think about it.  I will work many 16 hour days. This weekend will have it’s share of real estate emergencies.  Did you know that people have real estate emergencies?  They suddenly and unexpectedly find themselves in town and they have to see a home but they only have exactly one hour to do so and that hour is during one of my other appointments when I am supposed to be having dinner with my family.     <

JV Developing Major Life Sciences Project in Boston

Clarion Partners announced today that it had entered into a joint venture with National Development, Charles River Realty Investors and Alexandria Real Estate Equities to develop a major life sciences and biotechnology building in Boston, Massachusetts. Located in the Longwood Medical Area of Boston, the project, dubbed Longwood Center, will include 413,536 square feet of space over 11 floors, with flexible laboratory, office and retail space to support tenants.

The property will be anchored by Dana-Farber Cancer Institute, one of the world leaders in cancer research and care, which has already committed to lease approximately 154,000 square feet.
